What the number leaves out

Dues and insurance are separated out. They are the part of the payment that varies most between two buildings on the same street, and a figure that hides them is not one you can compare. A building with thin reserves can also charge an assessment on top, which no calculator can predict.

Closing costs are not in this number. Budget for them separately. On a new building, read the deposit schedule in the developer’s contract, which stages payments across construction.

Property tax varies by county. The default is a general figure. Florida property tax varies by county and by exemption, and a recent sale can reset the assessed value. Use your own number if you have it.
